Buying land in Zimbabwe safely, especially from abroad
Almost every serious land dispute traces to one of two things: title that was never independently verified, or a plot sold more than once.
Verify title independently
A title deed copy provided by a seller proves nothing on its own. Title must be verified at the Deeds Registry by someone acting for you, confirming the current registered owner, the exact extent, and whether the property is bonded or subject to a caveat.
Use your own conveyancer. One introduced by the seller has a relationship to protect, and it is not with you.

The double-sale problem
Unserviced stands sold through agents or cooperatives carry the highest risk, particularly for buyers who cannot visit. The same plot being sold to several people is a recurring pattern, and it is very hard to unwind once money has moved.
Do not pay a deposit before your own conveyancer has confirmed title and the seller's authority to sell. If you are pressed to move faster than that, treat the pressure itself as the warning.
Buying from abroad
If you cannot attend, grant a narrowly drawn power of attorney limited to the specific transaction rather than an open-ended one, and have your conveyancer draft it. Then have someone independent physically visit the plot: a surprising number of remote disputes begin with land that is not where, or not what, the buyer believed.
Common questions
- Is a cooperative stand safe to buy?
- It can be, but the risk is materially higher and verification harder. Establish exactly what you are acquiring and whether title can be transferred to you at all.
- Do I need my own conveyancer if the seller has one?
- Yes. The seller's conveyancer acts for the seller. Your own costs little against the value of the transaction.
